Magic Grass Seed is Jonathan Green's answer to the #1 complaint about starting a lawn from seed: it takes too long. This annual/perennial ryegrass blend germinates fast (7-14 days) and fills in quickly, giving you visible results in weeks instead of months.
The 'magic' is the blend strategy. The annual ryegrass establishes almost immediately and provides quick green cover. Meanwhile, the perennial ryegrass takes root and becomes the long-term lawn. The annual component naturally dies off after one season, by which point the perennial grass has filled in.
At 25 lbs covering up to 12,500 sq ft, this is one of the highest-coverage seeds in our catalog. If you need to green up a large area fast — say, after construction, erosion, or a particularly brutal winter — Magic Grass Seed is the most cost-effective way to do it.
The limitation is that ryegrass isn't as drought-tolerant or shade-tolerant as tall fescue blends. It's a full-sun, well-watered grass that looks fantastic when conditions are right but can struggle in heat or drought.
