Pennington Kentucky 31 Tall Fescue

Kentucky 31 is the Honda Civic of grass seed — it's not glamorous, but it's cheap, reliable, and it gets the job done. At roughly $0.80-1.00/lb, it's 3-5x cheaper than premium tall fescue blends. For homeowners with large properties (half acre or more), the math is simple: KY-31 lets you seed your entire yard for what a premium blend would cost for the front lawn.

The trade-off is appearance. KY-31 has wider, coarser blades than modern turf-type tall fescues. It won't give you that fine-textured, magazine-cover look. It also tends to grow in clumps rather than a uniform stand, especially if under-seeded.
